Exposure

Market timing can be important, such as avoiding holidays and graduations as common slow times. Once the home is on the market, the goal is to reach as many buyers as possible, and all at the same time.

Upkeep, Adjustments, Last Steps

When on the market and with showings.
With buyer traffic, the home needs to remain clean and well organized.  The yard should stay manicured and properly watered, and sellers should avoid overnight guests and cooking that may leave lingering odors.  As agent and buyer feedback is captured, potential adjustments to the home and property may occur.  Slight adjustments to the marketing plan may occur as well.

Once a home goes into escrow.
Additional steps take place here as well.  These may include making the home available for buyer inspections, measurements, and occasionally second opinions from contractors, friends and family.  Coordinating seller moves, removal of personal property and taking care of repairs if needed, are examples of other steps in the process.

Every home sale has its own nuances and we fortunate to have gone through the process many times.  This experience has helped us navigate most obstacles should they arise for our clients.
